What's included

One plan. Every stage of the build.

A development generates waste at three points in its life. Your WMP covers each one, with the materials, volumes and destinations laid out the way assessors expect to see them.

01

Demolition & site clearance

What's already on the site — and how it leaves it, lawfully.

  • Debris, rubble and dumped material
  • Vegetation and green waste
  • Spoil and surface soil
  • Asbestos & hazmat flagged before disturbance
02

Construction & earthworks

Excavation, trades and packaging — sorted, recycled, tracked.

  • Excavation & tank-pit spoil
  • Concrete, steel, timber, plasterboard
  • Packaging & trade offcuts
  • Contaminated-soil classification
03

Ongoing operation

Day-to-day waste, sized from your real floor area and frontage.

  • General, recycling & organics volumes
  • Bin numbers, sizes & enclosure check
  • Collection access & swept path
  • Forecourt spills, interceptor & waste oil
How it works

Three steps from drawing to lodgement.

No template to fill in, no chasing. You send what you have; we do the rest.

01

Send your site plan

Architectural set, survey and the council. That's enough to start — we'll flag anything else we need.

02

We draft your WMP

Site-plan-driven volumes, council-specific controls and EPA-based rates — assumptions stated plainly.

03

Lodge with confidence

A clean Word and PDF, ready to submit. Revisions handled by exception — change what you want, keep the rest.

Who it's for

Developments we know inside out.

Built for the people lodging the DA — developers, builders, town planners and architects.

Service stations

Fuel, canopy, forecourt and convenience — including UPSS spoil and forecourt streams.

Retail & food premises

Shops, drive-thru and QSR, with food-premises generation rates and organics.

Commercial & office

Tenancies and mixed commercial floors, sized per GFA and servicing arrangement.

Industrial & warehouse

Units and distribution facilities, with bulk-bin and dock-servicing logic.

Mixed-use & residential

Apartments and shop-top housing, including chute and bin-room provision.

Something else?

If it needs a WMP for a NSW DA, we can prepare it. Ask us.

Why Sydney WMP

The detail that gets a clean assessment.

Site-plan-driven

Bins, enclosures and swept paths sized from your actual drawings — not generic assumptions.

Council-specific

Written to the DCP that applies to your site, with the right controls cited — including forward-entry servicing rules.

EPA-based volumes

Generation rates from the NSW EPA Better Practice Guidelines, applied to your real floor area.

Risks flagged early

Asbestos, contaminated spoil and access issues called out up front — before they hold up your DA.

Days, not weeks

A first draft back fast, so your DA package keeps moving.

Lodgement-ready

Clean Word and PDF, formatted to submit, with assumptions and confirmations set out clearly.

  • All three stages, one document
  • Revisions handled by exception

FAQ

Good questions, answered.

What do you need from me to start?

Your architectural set and survey (a PDF is fine) and the council the site sits in. If a swept-path or floor-area schedule is on the drawings, even better — if not, we'll size it and tell you exactly what we assumed.

How fast can I get a draft?

Most plans come back in a few business days. If you're up against a lodgement date, tell us in the form and we'll work to it.

Do you write to my specific council's controls?

Yes. The WMP is written to the development control plan that applies to your site, with the relevant waste and servicing controls cited so the assessor can tick them off.

What if the assessor comes back with comments?

We revise by exception — you tell us what's changing and we update just that, keeping the rest intact. Reasonable revisions to address council comments are part of the engagement.

Can you handle contamination or asbestos issues?

The WMP flags where soil classification or an asbestos/hazmat inspection is needed and sets out lawful disposal. Specialist reports (e.g. a contamination assessment or the erosion & sediment control plan) are prepared by the relevant consultant — we reference them and keep everything aligned.
